Prairie Valley Growers Co-op needed to convert a patchwork of legacy holdings into titled, subdivided parcels that could be financed, leased and sustainably managed. Boundaries were disputed in places, records were decades old, and the planting season set a hard deadline.

Our teams re-established every external boundary with GPS RTK, subdivided the interior into operational blocks, and monumented the lot corners — producing the certified plans the land registry required.

Challenge & Approach

Old Records, New Titles

The challenge: deed diagrams referenced fences that no longer existed, neighbors disagreed on two long boundaries, and the registry would only accept plans tied to modern control.

The approach: we reconciled every historic record against physical evidence and new RTK observations, negotiated agreed lines with adjoining owners on site, and lodged a fully controlled subdivision design — beating the planting deadline by three weeks.
